Swedish Covenant
Hospital, Chicago
As this North Side hospital expands with a three-story, 11,500 square
foot addition and accompanying 2,200 square foot renovation at its
Galter Medical Pavilion, TMI is hard at work providing both HVAC systems
and medical gas systems. The first floor of the addition will house
Interventional Radiology and the second floor is dedicated to Invasive
Cardiology and Cardiac Cath Labs. The third floor is an enclosed
mechanical penthouse into which TMI is installing a new 30,000 cfm
air-handling unit. Additional equipment installed by TMI includes a new
250-ton chiller and 5,000-gallon underground fuel oil tank. As with any
hospital project, TMI's experts are careful to keep patients as
undisrupted as possible. This new addition marks the 14th project TMI
has performed for this growing hospital - a testament to a strong
working relationship and to TMI's special abilities to perform complex
mechanical installations in a busy and sensitive environment.
Little Village High School, Chicago
For this Southwest Side Chicago community, which didn't have an existing
neighborhood high school, TMI is part of a fast-track construction team
building a two-story masonry and steel structure including a swimming
pool, auditorium, gymnasiums, full-service kitchen, plus music, science
and other special classrooms. The 225,000 square foot school construction
began in winter 2003 and is scheduled for completion by June 2005. The
installation of the mechanical systems by TMI is particularly aggressive
as the permanent heating system will be in use during the remainder
of the project construction. TMI's work includes 17 major fan systems
and equipment for heating and cooling, insulation of equipment and pipe,
plus computerized temperature control systems.
Northeastern Illinois University, Chicago
In January 2004, TMI began the complete HVAC renovation of NEIU's 1960s-era,
six- floor Building C. TMI conducted the demolition and replaced the
outdated systems, including all piping and insulation. The project required
extra coordination with other trades and line stops on existing piping.
Rather than shut down the HVAC systems to the entire campus during renovation,
TMI welded line stops to shut off the 300 degree, 300-psi hot water
while construction was underway. A high-profile project, the completed
Building C will house NEIU's entire administrative and executive branch
of university, including the university president.
SBC, Northbrook, Ill.
TMI has handled several projects over the years for SBC, including the
removal and replacement of two 500-ton chillers (main and backup) and
related cooling tower systems at a critical SBC facility in Northbrook.
To ensure 100% cooling redundancy at all times and to make certain this
strategic SBC building stayed 100% functional during construction, TMI
temporarily used truck-mounted 500-ton chillers and generators as backup.
The end benefit of renovation to SBC is the modernization of its equipment
and increased energy efficiency. Because of TMI's demonstrated ability
to operate in and around SBC'c highly sensitive switching equipment,
TMI is one of a select few contractors allowed to work in these facilities.
900-910 North Lake Shore Drive, Chicago
While black steel was a common construction material for pipe risers
in the middle of last century, many smart building owners and managers,
like those at 900-910 North Lake Shore Drive, are recognizing the need
to preventively replace their pipe risers with copper pipe or other
less corrosive material. For these twin, 30-story condos built in the
late 1950s by influential architect Mies van der Rohe, TMI is conducting
a proactive, multiphase, three-year replacement of all the heating/cooling
pipe risers, 12 per building, that feed fan coil units in each condo
unit. In all, the project will encompass the replacement of more than
10,000 feet of pipe. Because the condos are occupied, TMI is using copper,
which makes for a cleaner installation with fewer fumes as it is soldered
instead of welded. TMI has developed specially trained crews that are
sensitive to the security and housekeeping concerns of tenants present
in their condominiums while the work is in progress. TMI is also conducting
the work during the milder spring and fall seasons so the residents
can better accommodate the temporary HVAC shut offs. TMI, as a niche
specialty, is currently performing phased multiyear replacement work
at a number of other high rises throughout the city, including another
Mies van der Rohe structure at 330-340 West Diversey. Many of Chicago's
30- to 50-year-old condominium buildings need such work completed before
costly pipe failures occur.
Glenbrook North High School, Northbrook, Ill.
With the addition of a second pool, Glenbrook North High School now
boasts one of the premier swimming facilities in the region. During
the addition, TMI made certain the existing pool remained operational
during construction, despite some shared elements between the old and
new pool systems. TMI installed a Dry-o-tron HVAC/dehumidification system,
which works as a heating, cooling and dehumidification system all in
one. Strategic phasing was particularly key in this project. The second
pool was added next to an existing outer wall of the original pool.
Once the second pool was complete, the wall between them was removed
and the original pool facility renovated. Now there are two pools in
one large open space, but they are governed by two different HVAC/dehumidification
systems.
