Providence-St. Mel School, Chicago
Providence-St. Mel's principal had long dreamed offering a year round curriculum for his K-12th grade students - and commissioned TMI to replace the aging mechanical systems in the school's five-story, 75-year-old, 65,000 square foot building. Mindful that the private school relies on donations to cover its operating budget, TMI's experts worked hard to find an economically feasible solution. Cooling the classrooms presented the biggest challenge. Because of the school's vintage architecture as well as two-foot-thick exterior walls, typical options such as hallway duct or VAV units were ruled out. Instead, TMI worked with a manufacturer to develop a custom unit ventilator that would simultaneously bring in fresh air and discharge exhaust using just one existing window in each classroom. The solution required special City of Chicago permission, which TMI helped secure. In all, TMI installed 50 of the custom unit ventilators in the classrooms as well as upgrades throughout the building including new air handling units, chillers, cooling towers, piping, pumps, ventilation and piping distribution systems, and a sophisticated, digital central building automation system. TMI has provided design, construction, and maintenance for this prestigious facility for more than five years.


Advanced Technical Publishing
Advanced Technical Publishing planned to use most of its new 15,000 square-foot building now, while keeping open the option to segregate the floors for future tenants. Team’s challenge was threefold: zone the HVAC and provide additional control points in the building automation system, develop an under-floor ventilation system, and achieve LEEDs (Leadership in Energy and Environmental Design) certification, all on a budget. By combining an efficient and economical approach, and taking the lead on mechanical, electrical, and plumbing coordination, Team delivered quality and LEEDS points for the client.


Calvary Memorial Church, Oak Park, Ill.
For this historic church and school, TMI took great care to install a system that would cool effectively while integrating with the existing architecture. As part of a renovation project that involved the creation of an intermediate floor in a former auditorium, TMI placed a 60-ton, air-cooled chiller on the roof then provided chilled water piping to air handling units and fan coil units located throughout the building. Because of the church's age, dating to approximately 1915, there are no drop-suspended ceilings - all lath and plaster. TMI's field staff worked hard to conceal the equipment and piping and build soffets where needed in order to preserve the original style and atmosphere.


Morris High School, Morris, Ill.
For this quick turnaround turnkey project, TMI started work in January in order to have A/C up and ready for the school by August. Because the summer months alone wouldn't provide enough time to complete the work, TMI used after-hours shifts in occupied areas during the previous school year. Morris High was originally constructed in the 1950s, with substantive additions in the 1960s and 1970s, and needed more than a one-size-fits-all solution.

To address the various constructions styles at Morris, TMI devised a combination solution including:

  • VAV air handling system with hot water reheat
  • Steam heating direct expansion cooling unit ventilators
  • Gas-fired heating direct expansion rooftop units
  • Gas furnaces with direct expansion cooling coils
  • Multizone air handler converted to VAV

The Palmer House Hilton, Chicago
When The Palmer House Hilton, a historic hotel in the heart of Chicago's loop, needed new generators in order to meet a recent City ordinance requiring additional sources of emergency power, TMI was on the job. Once a rigging contractor lowered the equipment, including a 25,000-pound generator, down to the third subbasement through a removable panel in the street, TMI connected the equipment to the condenser water piping and the existing cooling tower system. TMI also installed a fuel oil system, connecting the generator engine to a diesel fuel tank that is located outside the building for truck filling access.


116 S. Michigan, Chicago
For this landmark building in Chicago's Historic Michigan Boulevard District, TMI designed and installed a rooftop chiller plant, replacing outdated equipment. The installation of new pumps, coils and air cooled chillers required the shut down of southbound Michigan Avenue, which TMI coordinated. The two new 150-ton rotary screw air cooled chillers are larger than their predecessors and are providing the building, owned by the School of the Art Institute, with greater energy efficiency.
